The Tenant Placement 

Process 

$1,250 Flat Fee

INITIAL CONSULTATION

Beginning with a phone consultation to learn some important information about your rental property and your goals. Will deliver a written proposal on the same day with a FREE Rent Market Analysis report before scheduling an in-person appointment for a visual walk-through inspection of the property. Throughout the entire Tenant Placement Process, I will be your only point of contact to make sure you get the highest level of customer service.

RENT PRICE ANALYSIS

Will email you a rent market analysis report within 24hrs of initial phone consultation. Will advise on a competitive listing price for your rental property based on current market trends.

INITIAL VISUAL WALK-THROUGH INSPECTION

Will check the property to verify safety requirements such smoke detectors, CO detectors, strapped water heater, window and door locks, etc. and advice or make recommendations of any improvements that could help in getting your rental property quicker.

PROJECT MANAGEMENT

In the event that the property needs improvements, you have the option to hire your own contractor/vendor or I can refer you to one of the vendors within my network. I could oversee the project and verify job completion before you pay the vendor.

MARKETING THE PROPERTY

Marketing plan will be provided after initial phone consultation.

PROPERTY SHOWINGS

Will personally do all showings to potential tenants to make sure they get to see the property features and get their questions answered. Will follow current COVID-19 protocol.

TENANT SCREENING

The qualification process for applicants includes: Income needs to be at least 3 times the rent. Their credit score needs to be at a minimum 700. Also check background to make sure there are no felony convictions, accounts in collections or bankruptcies, evictions or judgement against the applicant. In addition, will call their jobs for income verification and current landlord for tenancy verification and history.

LEASE EXECUTION

Will personally prepare the lease agreements and disclosures. Owner will have the opportunity to review the lease agreement before it gets sent out to applicants for their signatures.

COLLECT FUNDS

After the lease agreement has been signed by all parties, tenants will transfer funds directly from their bank account to the owner/landlord's account.

Key Delivery & Move-In Inspection

On the lease start date, we will personally meet new tenants at the property to hand off all keys and devices to access the home and the amenities. Also will conduct a full move-in inspection with multiple photographs to document its current interior and exterior condition. The owner and the new tenants will receive a photo move-in report for their records within the next 48hrs.
